The lighting, fountain and audio throughout the property are controlled by Ingenium technology installed by Smart3. There are no switches in any of the rooms, everything is controlled from a custom-made, full colour touch panel in the lobby. It holds 3D plans for each zone and users tap simple icons to make adjustments. It is also possible to make adjustment from computers at various locations around the property.

Each 3D plan has an ‘in residence’ mode, which activates all the lights in that area. As each area might have three key rooms, it would not look welcoming if only one room was lit and the rest in darkness.

When the ‘in residence’ mode is deactivated, all the lights in that area are turned off. However, if someone enters one room, the lights will go on thanks to the hidden Ingenium hidden SR movement detectors in each room, hallway and bathroom. The lights will go off as soon as the subject leaves the room.

The fountain in the central atrium is also timed to go on when someone arrives and off when they leave.

Audio is filtered to every room and area in the property and can be adjusted either in the central lobby area or on plans that can be viewed and modified from computers or panels in each room – thus avoiding them having to go to the central lobby.
